There are more than enough reasons: these are power loads, natural and climatic conditions, and, finally, it also affects how timely the malfunctions of the common property of an apartment building were eliminated. No one will doubt the need for repairs to restore the housing stock. But for many, the difference between capital and current repairs remains unclear. What is included in the current repair?

The purpose of maintenance is to support   established operational properties of the house and common property: for example, eliminate minor malfunctions and damage. In another way, such repair work is also called preventive. The name speaks for itself: thanks to regular and extraordinary technical inspections of engineering systems at home, the spectrum of work that needs to be carried out is revealed prevent   wear of common house equipment. An approximate list of current repair work is given in Appendix No. 7 Decree of the Gosstroy of the Russian Federation of September 27, 2003 No. 170 “On approval of the Rules and norms of technical operation of the housing stock”   . Overhaul. What is the difference from the current one?


If the key word in determining the objectives of the current repair was “maintenance”, then in the case of capital repairs, the emphasis shifts to improvement of amenities   MCD.
